Estimating service terms
Topsail Takeoffs & Estimates provides construction estimating, takeoff and bid-support information. Unless specifically identified as a current written supplier or subcontractor quote, pricing is an estimating allowance and not a guaranteed construction price.
Scope
The fixed fee, trades included, plan revision, deliverables, exclusions and turnaround are confirmed before paid work begins. Added scope or revised plans may require an additional fee.
Plans and dimensions
Measured takeoffs depend on complete, dimensioned drawings. Missing, conflicting or unclear information may be excluded, treated as an allowance, or returned for clarification.
Engineering and code
The service does not provide structural engineering, architectural services, code design, sealed drawings or other licensed design services. Engineer-dependent items remain subject to the appropriate licensed professional.
Verification
Customers should verify final quantities, current supplier pricing, subcontractor bids, site conditions and field dimensions before ordering material or signing construction contracts.
Revisions
One reasonable clarification round is included unless a different scope is agreed. Changed plans, added trades or additional plan versions are extra work.
